Folly Beach is the antidote to everything that is not beach. It is funky, unpretentious, salt-bleached, and gorgeous — the barrier island community south of Charleston that has attracted surfers, artists, young families, and beach devotees of every description for decades. It is also, in recent years, one of the most active renovation and investment markets in the Charleston area, as the value of Folly Beach real estate has climbed alongside its desirability and a new generation of buyers has arrived with genuine renovation ambition.

Renovating on Folly Beach is not the same as renovating in Mount Pleasant. The challenges are specific: salt air that destroys wrong material choices faster than almost anywhere in South Carolina, rental tenants who track sand and beach equipment through homes without consideration for the finishes underneath, and the physical demands of a barrier island environment that tests every product's coastal credentials. A Folly Beach renovation is not about what looks best in a showroom. It is about what looks best after two summers of beach house life. Those are very different conversations.

Materials That Actually Work on Folly Beach

Flooring: The Non-Negotiable Answer

On Folly Beach, the flooring conversation starts and ends with waterproofing and durability. Sandy feet, wet swimsuits on the floor, the occasional flooding event from storm surge, and the general physical demands of a beach house at peak summer occupancy — these conditions are not exceptional on Folly Beach, they are the baseline.

Our standard flooring specification for Folly Beach primary residences and vacation rentals: premium LVP with SPC core and 20-mil wear layer minimum. 100% waterproof, resistant to sand abrasion, comfortable underfoot without shoes, and available in realistic wood-look formats that make a Folly Beach house feel relaxed and genuine rather than clinical. For kitchens and bathrooms, matte porcelain tile is our standard — impervious to everything, easy to clean, and safe on wet bare feet.

What we typically advise against on Folly Beach: solid hardwood (moisture risk in an uncontrolled coastal environment), lower-grade LVP (inadequate wear layer for high-traffic rental use), and polished tile (slip hazard in a house full of wet people).

Cabinetry: Built for the Long Game

Folly Beach kitchen cabinets need to handle humidity, salt air, and the casual abuse of beach house use — including guests who slam cabinet doors, pull drawers fully out, and generally engage with the kitchen with the energy of people who are on vacation and not being particularly careful. Our standard specification for Folly Beach cabinetry: plywood box construction (moisture-resistant versus particleboard), catalyzed factory finishes (harder and more chip-resistant than air-dried paint), soft-close hinges and drawer slides (eliminates the slamming), and hardware finishes that do not show salt-air corrosion — matte black or oil-rubbed bronze rather than polished chrome.

Countertops: Zero Maintenance Required

For Folly Beach kitchens — whether owner-occupied or rental — quartz is our near-universal countertop recommendation. The reasoning is straightforward: quartz is non-porous, requires no sealing, handles sunscreen and other beach substances without staining, and wipes clean with standard household cleaners. Natural stone on a Folly Beach rental property is a maintenance commitment that most rental scenarios do not support. Quartz gives you the beautiful kitchen surface without the management overhead.

Outdoor Living on Folly Beach

Folly Beach outdoor living is the heart of the experience — and it needs to be built for it. Outdoor showers (standard on almost every Folly Beach property), covered porches, and increasingly, full outdoor kitchens are part of the renovation conversation.
